We want all residents to enjoy living in Rainbow Quay and make the most of their residences and common areas, in particular our beautiful gardens. We kindly ask everyone to be considerate towards other residents while performing any activities that can directly or indirectly affect other households (for example DIY, playing music or musical instruments, emission of intense odours and/or smoke, etc.), in your flat and in the common spaces

Rainbow Quay is a friendly and welcoming community, and we kindly ask to be reasonably tolerant with the other residents, in particular for occasional and not recurrent situations. If you are affected by your neighbours’ behaviour, we recommend talking to them before escalating the issue to Pembroke. Your neighbours may genuinely be unaware that their activities are negatively impacting you

General

  • Pets are permitted, but subject to a License from the Management

  • Satellite dishes, aerials and similar must not be fixed to the building. All flats benefit from the internal system, which has been upgraded to meet all the main analogue and digital needs.

  • Do not to hang any clothes or other articles (flag, banner, signs, decorations, etc) outside balconies, terraces and windows

  • Short term, holiday lets (i.e. Airbnb, etc) and renting out single rooms are not allowed.

  • Although smoking on the balconies is not specifically prohibited under the lease, we would like to remind residents to please be mindful of the proximity of your neighbours. 

  • When coming and going from the flats please make sure to shut all the main doors behind you for safety. The garden gates should stay padlocked and doors to the garage remain closed.

  • Please do not store items in lobby cupboards or in the stairwells

  • We recommend the Leaseholders to familiarize with the lease to fully appreciate their rights and obligations

Parking

  • Residents must only use their allocated space.

  • Use of unallocated spaces without permission from the Management is not allowed.

  • Residents have a duty of diligence in safekeeping the garage fobs and they can be liable for any cost caused by the loss of the fob.

  • Electric vehicles must not be charged in the garages.

  • Emptying or filling petrol is not permitted in the garage because of the fire risk

  • When entering and leaving the garage please remember to check the doors have closed behind you

Garden

Our gardens are a unique and wonderful feature of Rainbow Quay living which have been developed to their present high standard over many years. Miranda Mundy, the gardener at Rainbow Quay since 2019, and her team, attend weekly and are constantly working with the Board and interested residents on improvements and enhancements.

Residents are most welcome to enjoy the gardens at any time, however, any activities must take into account the need to care for the lawn and plants and the close proximity of the flats.  Since most of the bedroom have windows facing the garden, activities that can affect the other residents (for example noise, emission of intense smoke and/or odours, etc) in the garden and in the adjacent ground floor terraces should be avoided between during quite hours (11pm and 7am)
